Public official offers example of bankruptcy success | Columbus ...

Filing for bankruptcy carries fewer stigmas than it used to, especially since the economic downtown has caused job losses, business failures and foreclosures. In the past, bankruptcy could even affect a person's job prospects, especially if the person worked in the financial industry.

However, because personal bankruptcy filings have increased so much in recent years, many employers are now willing to take a better look at candidates who previously would have been ineligible for finance-related positions. Employers in Ohio and throughout the country increasingly understand that unexpected life changes, failed businesses, medical debt and a poor economy have caused otherwise careful and responsible people to need bankruptcy relief in order to get a new start.

Ohio residents who are considering personal bankruptcy will be interested in the story of the director of the state of Idaho's Department of Commerce, Jeff Sayer.

He filed for Chapter 7 bankruptcy in April 2003. Though some may view this as a barrier to holding a position that comes with such a high degree of financial responsibility, the state's hiring committee reportedly appreciated that the director was forthright and candid during his confirmation hearings. It was understood that he had learned a valuable life lesson that would serve him well in the post.

Like many Americans, Sayer reached bankruptcy after a series of jobs that did not fully cover his living expenses. He invested time and money in companies that ultimately did not give him the remuneration he sought, and he delayed paying his taxes when money was tight.

Filing for Chapter 7 bankruptcy gave him the protection and breathing room he needed to make a fresh start. After the bankruptcy filing, Sayer began seeking work as a chief financial officer. Though some were unwilling to hire a CFO with a personal bankruptcy, Sayer was asked to meet with the state's gubernatorial staff in 2011. This meeting led to his current appointment, showing that even those with poor personal credit can again find themselves on secure financial footing.

I went on a listing appointment about two weeks ago, and as I walked up the driveway to the house I noticed that someone had bumped into the side of the garage, knocking off the stucco down to the lath. The crumbling stucco was laying in a pile on the ground below it. I made a mental note to mention this little blemish to the sellers after we?d had a chance to sit down and get to know each other.

I knocked on the door, introduced myself to the property owners, and began to tour their home. These sellers had called me becaue they were trying to decide whether or not to list their home for sale in the fall or stay in Albuquerque for awhile longer. They wanted to get an idea of how much I thought the house could sell for.

As a Realtor, I am often invited into peoples homes for this reason. It can be a very uncomfortable situation when they are difficult things that need to be said when you are a guest in someone?s home. Frequently, you?re telling people about things they don?t know already know about.

On this particular day, the appointment I had was different. The sellers were very aware of the problems I was pointing out to them.

Our tour started in the kitchen. As I stood there looking at the mismatched appliances, one white and very old, ?one black and only kind of old, and one brand new stainless steel refrigerator, I was about to suggest that they invest in two new appliances when the sellers said ?If we?re going to stay, we?re going to buy all new matching appliances.?

I raised an eyebrow, and gently said ?buyers are going to want matching appliances too.? The sellers didn?t react, I wondered if they didn?t hear me or if they were ignoring me.

The kitchen and living room were tiled, which is always very desirable, but when we walked into one of the bedrooms, I saw large pet stains on the carpet. This time I has to speak up more forceably and tell them that buyers are not going to buy a house with carpet that has large pet stains. Their reply? They?d bought a home once with pet stains on the carpet, surely other buyers wouldn?t mind. I patiently started to explain that the market is different now, and that in their part of town it is sill difficult to sell, but I could tell they weren?t listening. They did say that they had been planning on doing the carpet, but only if they stayed.

Realizing that this appointment was going downhill fast, I asked if ?could see the backyard that they has spoken of so glowingly on the phone about with me. Surely it would be as beautiful as they had said, right?

Indeed, parts of the backyard were very nice, but there was one problem. At one time, they had started to build an outdoor kitchen. Great idea, right? They had poured and concrete slab for the kitchen and installed some cabinets, but there were no doors on them. There was also no sink or no grill, it was like a shell of an outdoor kitchen with a large piece of concrete sticking out of the ground.

Their plan for this eyesore? Put up a rod and hang a curtain in front of the disaster. If buyers wanted to see it, they could pull back the curtain, if they didn?t care they wouldn?t bother.

By this time I was no longer interested in listing their house for sale. You see, this is serious business.Selling a home is not easy and these kind of things need to be done. You can?t have beat up old appliances that are mismatched and ugly in your kitchen. You can?t have carpets that look bad and smell bad, and you can?t leave half done home improvement projects for the next owners. It just won?t work.

I cut to the chase and told them what their house was probably worth. Needless to say, that didn?t go well, surely I should have priced their home 20% above the market because they had a nice wine rack in the living room and a new tool shed in back. Hadn?t I considered those important items in my estimate???

At this point I politely excused myself, explaining that I only listed homes that I thought would sell in their current condition and that their house didn?t meet that criteria.

They must have thought I was crazy. But I?m not, I?m realistic, and that is not how you sell your house.

Synchronized lasers measure how light changes matter: Effects of light at atomic scale probed by mixing x-ray and optical light waves

ScienceDaily (Aug. 29, 2012) ? Light changes matter in ways that shape our world. Photons trigger changes in proteins in the eye to enable vision; sunlight splits water into hydrogen and oxygen and creates chemicals through photosynthesis; light causes electrons to flow in the semiconductors that make up solar cells; and new devices for consumers, industry, and medicine operate with photons instead of electrons. But directly measuring how light manipulates matter on the atomic scale has never been possible, until now.

An international team of scientists led by Thornton Glover of the U.S. Department of Energy's Lawrence Berkeley National Laboratory (Berkeley Lab) used the Linac Coherent Light Source (LCLS) at the SLAC National Accelerator Laboratory to mix a pulse of superbright x-rays with a pulse of lower frequency, "optical" light from an ordinary laser. By aiming the combined pulses at a diamond sample, the team was able to measure the optical manipulation of chemical bonds in the crystal directly, on the scale of individual atoms.

The researchers report their work in the August 30, 2012 issue of the journal Nature.

Mixing x-rays with light in x-ray diffraction

X-ray and optical wave-mixing is an x-ray diffraction technique similar to that long used in solving the structures of proteins and other biological molecules in crystalline form. But in contrast to conventional diffraction, wave mixing selectively probes how light reshapes the distribution of charge in a material. It does this by imposing a distinction between x?rays scattered from optically perturbed charge and x?rays scattered from unperturbed charge.

"You can think of the electrons orbiting atoms in a material as belonging to one of two groups," says Glover. "The 'active' electrons are the outer, loosely bound valence electrons that participate in chemical reactions and form chemical bonds. The 'spectator' electrons are the ones tightly wrapped around the nucleus at the atom's core."

Glover explains that "because the x-ray photon energy is large compared to the electron binding energy, in a typical scattering experiment all electrons scatter with comparable strength and are therefore more or less indistinguishable." The core-electron signal usually swamps the weaker valence-charge signal because there are many more core electrons than valence electrons.

"So x-rays can tell you where atoms are, but they usually can't reveal how the chemically important valence charge is distributed," Glover says. "However, when light is also present with the x-rays, it wiggles some portion of the chemically relevant valence charge. X-rays scatter from this optically driven charge, and in doing so the x-ray photon energy is changed."

Pulses of 8,000-electron-volt x-rays from the LCLS are synchronized with 1.55 electron-volt pulses from an optical laser, so that both strike the diamond sample at the same time and mix to form upconverted pulses of 8,001.55 electron volts. The detector first sees the diffracted x?ray pulse, and then, after the sample is gently "rocked," the slightly more energetic mixed pulse. The optical pulse exerts localized force on the chemical bonds among the carbon atoms.

The modified x-rays have a frequency (or energy) equal to the sum of the frequencies of both the original x?ray pulse and the overlapping optical pulse. The change to a slightly higher energy provides a distinct signature, which distinguishes wave-mixing from conventional x?ray diffraction.

"Conventional diffraction does not provide direct information on how the valence electrons respond to light, nor on the electric fields that arise in a material because of this response," says Glover. "But with x-ray and optical wave mixing, the energy-modified x-rays selectively probe a material's optically responsive valence charge."

Beyond the ability to directly probe atomic-scale details of how light initiates such changes as chemical reactions or phase transitions, sensitivity to valence charge creates new opportunities to track the evolution of chemical bonds or conduction electrons in a material -- something traditional x-ray diffraction does poorly. Different components of the valence charge can be probed by tuning the so-called optical pulse; higher-frequency pulses of extreme ultraviolet light, for example, probe a larger portion of valence charge.

Because mixing x-ray and optical light waves creates a new beam, which shows up as a slightly higher-energy peak on a graph of x?ray diffraction, the process is called "sum frequency generation." It was proposed almost half a century ago by Isaac Freund and Barry Levine of Bell Labs as a technique for probing the microscopic details of light's interactions with matter, by separating information about the position of atoms from the response of valence charge exposed to light.

But sum frequency generation requires intense x-ray sources unavailable until recently. SLAC's LCLS is just such a source. It's a free-electron laser (FEL) that can produce ultrashort pulses of high-energy "hard" x-rays millions of times brighter than synchrotron light sources, a hundred times a second.

"The breadth of the science impact of LCLS is still before us," says Jerome Hastings, a professor of photon science at the LCLS and an author of the Nature article. "What is clear is that it has the potential to extend nonlinear optics into the x-ray range as a useful tool. Wave mixing is an obvious choice, and this first experiment opens the door."

Diamonds are just the beginning

Glover's team chose diamond to demonstrate x-ray and optical wave mixing because diamond's structure and electronic properties are already well known. With this test bed, wave mixing has proved its ability to study light-matter interactions on the atomic scale and has opened new opportunities for research.

"The easiest kinds of diffraction experiments are with crystals, and there's lots to learn," Glover says. "For example, light can be used to alter the magnetic order in advanced materials, yet it's often unclear just what the light does, on the microscopic scale, to initiate these changes."

Looking farther ahead, Glover imagines experiments that observe the dynamic evolution of a complex system as it evolves from the moment of initial excitation by light. Photosynthesis is a prime example, in which the energy of sunlight is transferred through a network of light-harvesting proteins into chemical reaction centers with almost no loss.

"Berkeley Lab's Graham Fleming has shown that this virtually instantaneous energy transfer is intrinsically quantum mechanical," Glover says. "Quantum entanglement plays an important role, as an excited electron simultaneously samples many spatially separated sites, probing to find the most efficient energy-transfer pathway. It would be great if we could use x-ray and optical wave mixing to make real-space images of this process as it's happening, to learn more about the quantum aspects of the energy transfer."

Such experiments will require high pulse-repetition rates that free electron lasers have not yet achieved. Synchrotron light sources like Berkeley Lab's Advanced Light Source, although not as bright as FELs, have inherently high repetition rates and, says Glover, "may play a role in helping us assess the technical adjustments needed for high repetition-rate experiments."

Light sources with repetition rates up to a million pulses per second may someday be able to do the job. Glover says, "FELs of the future will combine high-peak brightness with high repetition rate, and this combination will open new opportunities for examining the interactions of light and matter on the atomic scale."

Robin Roberts to Leave Good Morning America, Undergo Bone Marrow Transplant


Robin Roberts returned to Good Morning America last week, following a three-week leave of absence for medical reasons.

But the anchor announced today that she's heading out of the co-anchor's chair once again on Friday, as she's scheduled to undergo a bone marrow transplant in order to overcome her diagnosis of myelodysplastic syndrome (MDS).

Roberts will be admitted to the hospital on Tuesday, explaining to viewers:

"It still takes about 10 days after being admitted because there are some things you have to go through before the transplant actually occurs."

The journalist's sister is a perfect match and will serve as Roberts' marrow donor. It's unclear how long Roberts will be gone for, but initial estimates are around two months.

My freshman year dorm room was hot, damp, and emitted a mysterious stench. But there was a bigger problem at hand, which my architect mother, well versed in the ancient practices of her native China, was quick to point out. With rough cinderblock walls, drafty windows, and harsh, fluorescent lights overhead, my ?chi? was about to embark on a very tumultuous year. And at $33,538 per year, that was not to be had.

I watched and waited as all 5-foot-one of her dragged my desk across the room to face the door (a more commanding position), and moved my bed to the darker, more ?yin? side of the room (better for quiet and rest). Woo-sah, indeed. But what is feng shui exactly, and how can anyone achieve a sense of harmony without my mother?s help? While feng shui may not be recognized as a traditional scientific practice in the Western sense of the word, its guiding principles can (and have) been applied around the world through architecture and interior design.?Follow along for some basic tips that can be applied to any space called ?home.?

Dorm Daze ? The Need-to-Know

Yin YangFeng shui (pronounced fung shway) is an ancient Chinese system of balancing our physical environment to promote harmony and a sense of well-being. From a home?s natural surroundings down to its furnishings and decor, feng shui practitioners believe that everything (and everyone) has a certain energy, or ?chi,? and how we arrange those objects can affect all aspects of our lives[]. Warm, fuzzy feelings aside, practitioners also use feng shui to address specific areas of concern, from health and wealth to careers and relationships[][]. Not the worst priorities for a new coed or young professional settling into their first home.

While feng shui may seem mysterious, or even mystical, its guiding principles are quite simple. One key aspect is seeking balance (between yin and yang) despite constant change.?On a practical level, that means there?s an optimal place for every object (bed, books, laptop, even garbage bins). With the help of feng shui architects R.D. Chin and Toshi Kasai, Greatist has your how-to guide on creating a happier, more harmonious room ? double and single floor plans included!

Home-Work ? Your Action Plan ????????????????????????????

Crazy roommates, noisy traffic, and that growing pile of dirty laundry can all contribute to a less-than-zen living space. The good news? While not all forces are within our control, small changes can help get our chi ? and our lives ? in order. To kick off Greatist?s ultimate feng shui guide, we?re starting with the bedroom (where we spend roughly a quarter to a third of our lives).

Feng Shui Bed

Bed: This is where the magic happens, from a feng shui perspective, too. A properly placed bed is believed to offer security, better sleep (and the health benefits that come along with it). Feng shui consultant and architect Toshi Kasai says the ideal bed location is diagonally opposite the door ? never with your feet pointing directly at it (in Chinese tradition, the deceased are always carried feet first out of the bedroom, and who wants to mimic that?)[]. When in bed, you should have a clear view of the room and door, and have your head against something solid, preferably a wall. ?That?s the most grounding, and you need grounding to sleep,? Kasai says. Still stirring? Opt for a sturdy headboard to add a greater sense of security, he says.

Feng Shui Desk

Desk: Space restrictions may force a desk into the bedroom, but not all study spots are optimal according to feng shui[]. R.D. Chin, feng shui master and architect, advises positioning the desk in the ?power position? of the room ? diagonally opposite from the door. This gives a commanding view of the room, allowing you to see and think clearly. Also avoid having your back to the door (considered too distracting), or against a large window (believed to drain strength). And while it may be a space saver, most feng shui consultants advise against positioning a desk so you?re facing a solid wall, which can negatively affect concentration and creativity. Desk too close to the bed? Consider investing in a folding screen to block direct views and reminders of day-to-day stress while in bed. And at all costs, avoid working from bed!

Lighting: Ready to call dibs on the biggest bedroom? Early birds may want to choose east-facing rooms, and night owls, west-facing spaces, Chin says, to boost energy during their preferred times of day. ?What we?re trying do is maximize the energy [that comes] direct from nature?[]. For rooms lacking natural light, nix the fluorescent lights and consider investing in an incandescent or warm-colored desk lamp and a floor lamp to increase ambient light. ?Light represents yang energy, which promotes feelings of happiness and inspiration,? Chin says.

Window Treatments: A room with a view is a major plus, but be careful how you dress them up. Rickety window treatments aren?t just an eyesore. According to feng shui, they can be a source of unrest. Kasai?s feng shui consulting firm suggests choosing soft curtains or fabric shades instead of wood, metal or plastic blinds to create a more comforting or intimate environment ? privacy guaranteed.? ?

Feng Shui Single Room

Clutter: The first step to a happier home is clearing the clutter ? stat! Living in disarray can manifest in stagnant or dead energy, Chin says. In a clear and organized space, energy can flow freely and feelings of guilt and unrest might vanish too, Kasai says. And when it comes to love: ?If you want to nurture new relationships, now is the time to get rid of those old photographs of ex-boyfriends or girlfriends under the bed,? Kasai says.

Artwork: No Picassos? No problem. The key to successfully decorating a space is to display only what?s truly meaningful and inspirational to you. ?By using feng shui,? Chin says, ?we?re using tools that help people become more conscious about how the space relates to them.? (On the flip side, be sure to take down reminders of unsuccessful projects or failed relationships, which can deplete energy and stir up feelings of inadequacy.)

Electronics: Not everything is fit for the bedroom (treadmills, TVs, and PCs, we?re looking at you!). Electronics, big and small, can emit currents capable of disrupting sleep (though every individual will respond differently). When in doubt, move as many gadgets away from the bedroom as possible, and whatever must remain, keep at a minimum two feet from the bed, preferably in the ?off? position.

Plants: Even city folks can benefit from a hint of nature in their space. According to Chinese tradition, plants represent growth, prosperity, and good luck. Looking to grow a business or ace an exam? Try a small bamboo plant on the desk (or any plant or flower with upward pointing energy) for a boost in the right direction. If serenity?s the goal, opt for rounded over spiky leaves for a more calming effect, Chin says.

Mirrors: Vanity has a time and a place ? and ideally that?s not in the bedroom. Mirrors are believed to double activity, stirring up more energy than optimal for an area of rest, Kasai says. The solution: Move floor length mirrors behind the closet door, or at the very least, not facing the bed. This can be disruptive ? even startling ? and according to Chinese superstition, seeing your reflection alone in bed might make it so for the long haul. (Eek!)

Color: Love racecar red? Before dousing a room in it, feng shui experts suggest using your birth date to determine which of the five elements you fall under: wood, fire, earth, metal, or water. ?If you?re a fire energy person, green might help balance you,? Chin says. ?If you?re a wood energy person, blue might create a more harmonious space.? In general, yellow and orange can optimize liveliness and cheerfulness, whereas blues and lavender can help soothe stress. And when it comes to overall peace and stability, earth tones may be best.

All chilled out and ready to go? Before applying feng shui from floor to ceiling, remember it?s not a cure-all for each and every one of life?s challenges. ?Feng shui is not just about placing mirrors and plants,? Chin told me. ?It?s much more about using the space as a way to teach us to be more conscious of creating balance in our lives.? Harmony can come from anywhere, and having an open mind ? and a space to call your own ? may be the best place to start.

Dallas Cowboys owner Jerry Jones is many things: highly competitive, divisive among fans and very rich. Very, very rich, with a reported net worth of $2 billion. So why would one of the NFL's most high-profile owners make a cheesy rap video pimping a Papa John's pizza deal? We have no idea either. It's a wonder this YouTube video hasn't made more of a splash on the social web -- yet, at least.

(AP) ? Typhoon Tembin, which drenched southern Taiwan last week before going out to sea, appeared to be looping back Monday for another run at the island.

The revisit comes after another storm about 1,200 miles (750 miles) to the northeast, Typhoon Bolaven, lashed the Japanese island of Okinawa on Sunday night. It injured five people and left 66,500 households without power as of Monday afternoon, but did less damage than feared before moving north into the East China Sea.

Bolaven could affect coastal areas of South Korea by Tuesday, weather officials said.

Taiwan's Central Weather Bureau predicts that Tembin will make landfall early Tuesday in the same part of southern Taiwan where it dumped more than 500 millimeters (20 inches) of rain three days ago.

Tembin, packing winds of 119 kph (75 mph), would likely skirt the eastern Taiwanese coast before moving northward toward the Chinese mainland, the bureau said.

Disaster officials in Okinawa were relieved that Bolaven, which was billed to be the strongest storm to hit the southern Japanese islands in several years, ended up being weaker than expected.

Okinawa authorities reported no major damage Monday aside from the blackouts. Officials in the nearby Amami islands said they had reports that some houses were damaged, but information was still being collected.

Many schools and government offices were closed because of the blackouts.

Buses were not running Monday, but Naha Airport, serving Okinawa's capital, began functioning again, with 89 domestic flights operating and about 30 cancelled.

It wasn't immediately clear if ferry service had restarted amid still rough seas.

As Bolvaen, the 15th storm of the season, approached Okinawa on Sunday, the Japan Meteorological Agency said wind speeds near the center of the typhoon were about 180 kph (112 mph), with gusts reaching 252 kph (155 mph), possibly equaling or surpassing past records for the area.

But public broadcaster NHK reported that the gusts measured on Amami island north of Okinawa, reached just 140 kph (87 mph).

Okinawa disaster authorities said five people were hurt, including one 75-year-old woman who broke her hip when winds knocked her over.

As of Monday afternoon, 56,700 households were without electricity on Amami island, while 9,800 households on Okinawa were still lacking power.

Made a flooding home insurance claim? It's still worth shopping ...

The sodden summer did more than put the dampeners on a few barbeques.

Thousands of households were hit by devastating floods that prompted insurance claims worth more than ?500million.

From giant hailstones battering homes and cars in the East Midlands and North East England to flash floods in Shropshire, Devon and the Scottish Borders, Britons around the country suffered as a result of the inclement weather.

Julie Fisher, head of home insurance at MoneySupermarket, said: While the UKs weather appears benign when compared with the extreme conditions in other parts of the world, homeowners need to be increasingly on their guard against potential damage to their property.

That means having adequate buildings and contents insurance in place.

The deluge of home insurance claims started a couple of months ago during the wettest June in more than a century. There was also a surge in motor and commercial property claims as motorists and businesses felt the effects of the storms and floods.

Flood warnings

The Environment Agency issued almost 50 flood warnings and alerts across England and Wales during June. Insurers losses during that month amounted to around ?17million a day ? the highest cost since the 2007 flash floods, which resulted in a total bill of ?3billion.

As anyone living in Briton knows, however, the rain has continued to fall since then, albeit at a slightly lesser rate, with several more regions suffering floods during July.

Sarah Bailey at the Association of British Insurers said: During June alone insurers helped 68,000 customers hit by the floods and storms. A few weeks ago, we estimated the cost of the summer flood and storm damage to insurers at ?500million.

There has been further localized flooding since then, though, notably over the last few days in Scotland and the North East.

Analysts estimate that Aviva alone could face a ?75million bill by the end of the summer, while MoreThan owner RSA has confirmed that its costs have risen by about ?50million due to weather-related claims.

Higher premiums all round?

Insurers and those homeowners hit by the floods are not the only ones who could lose out due to the summer that never was, however.

Families who escaped the worst of the weather are still likely to bear the brunt in the form of higher home insurance premiums ? whether or not they were affected by the summer storms.

Insurers hiked their prices by about 10% after the 2007 floods. And even though this years total is not expected to reach the ?3billion mark, it does come on top of a surge in weather related claims in the winter of 2011.

Insurers may therefore put up prices, not so much to recoup losses as to prepare for possible future damaging events.

MoneySupermarket research shows that total weather related claims in the winter of 2011/12 were up 56% in comparison to those made in the winter months of 2010/11. The result was a ?1billion claims bill.

Sarah Bailey claims insurers have factored in the cost of flood claims to premiums, making a big hike unlikely: While these are the worst floods since 2007, they are not on the same scale, she said.

However, insurance analysts point out that companies were already expected to increase premiums by about 5% to 10% this year due to inflationary pressures.

And even the ABIs Bailey admits the extent of the summer flooding will have taken insurers by surprise. She said: Despite using a lot of data to try to predict severe weather, insurers would not have expected such widespread flooding this summer.

Grim forecast

With the risk of further floods this winter, insurers are therefore unlikely to leave themselves vulnerable to massive claims bills that are not covered by revenue from premiums.

Looking further ahead, 2013 sees the expiry of insurance industrys agreement with the Government to provide flood insurance even to those in the highest risk areas. The two sides are deep in negotiation to find a way to make cover available and affordable.

Concerns have been raised that low-risk households will effectively be called upon to subsidise insurance cover for more vulnerable properties. A progress report is expected in the autumn.

Whatever the weather, you dont have to accept higher premiums without a fight. There are lots of ways to keep your costs to a minimum, while retaining the level of cover you need to stay properly protected.

How to keep your home insurance costs down

MoneySupermarket figures show that the average Briton could save ?125 a year on home insurance by scouring the market for the cheapest deal.

The best way to fight back against premium hikes is to compare the quote you receive from your existing insurer with the rest of the market before taking out a new policy.

Sarah Bailey said: It is crucial to is shop around for cover, while ensuring you give insurers all the relevant facts so that they can arrange adequate and appropriate cover.

Shopping around is important even if you are one of the many who has had to make a flood claim as a result of the summer storms as insurers will still compete for your business ? albeit at a higher price.

For those who live in a flood risk area, it is also a good idea to look into insurer-approved flood prevention products that could slice 10% or more off the cost of your policy.

Sarah Bailey said: If you have to make a flood claim, your insurer should talk to you about flood prevention measures that can be used both to reduce the risk of further problems and to keep your premiums down.

Following this advice could therefore help you to keep insurance costs down and protect your home should more storms hit.

How to make a flood claim

Most major insurers offer a 24-hour emergency flood helpline. If your home is hit by flooding, you should call this number as soon as possible.

Other sensible steps include marking the water levels on the walls for reference and photographing or videoing all flood damage for which you plan to claim.

If you need any emergency repairs carrying out to prevent damage getting worse, it is also important to keep the receipts, as these will be needed for your insurance claim.

Finally, check whether your policy will cover the cost of alternative accommodation should you need to move out of your home while the flood damage is being repaired.

And dont forget to let the company know how to contact you while you are staying elsewhere.

GOP Delays Convention Start

Severe weather pushes GOP convention to Tuesday.

  • GOP officials are delaying the start of the Republican National Convention in Tampa to at least Tuesday due to Tropical Storm Isaac, according to a memo released by Republican National Committee chairman Reince Priebus.
  • The convention will officially convened Monday, and then immediately recessed until Tuesday, to accomodate travelers expected to encounter "severe transportation difficulties."
  • Tropical Storm Isaac is expected to strike the Tampa Bay region Monday, bringing with it sustained rain and high winds.
  • Priebus said decisions about how the schedule will be affected could come as soon as Sunday.

Boise State will join the Big West Conference in 2013 as the ?11th member, the conference announced today.

Hawaii joined the Big West July 1st for most sports other than football.

Boise State and San Diego join effective July 1, 2013, the conference said.?

"The additions of Hawai'i, San Diego State and now Boise State have presented opportunities for the Big West Conference to further grow its national profile," said Big West Commissioner Dennis Farrell in a release.

As a condition of membership, the Big West said Boise State' will pay a $2.5 million entry fee spread over five annual payments.?

It also said the Broncos will also pay travel cost per conference visiting team for regular season competitions in Boise at an estimated cost of $750,000 per year, an equity share into the league's reserve to be determined at a later date and a one-time membership initiation fee estimated at $50,000.?

Clinton seeks Egypt dialogue with Israel

US Secretary of State Hillary Clinton asked Egypt to keep open communication with Israel after the new Cairo government deployed forces to the Sinai Peninsula, the State Department said Thursday.

Clinton on Wednesday spoke by telephone to Egyptian Foreign Minister Mohamed Kamel Amr as unease grew in Israel over President Mohamed Morsi's deployment of troops in the Sinai, which was demilitarized under a 1979 peace treaty.

"This call was in keeping with a series of contacts that we've had in recent days with both Egyptians and Israelis encouraging both sides to keep the lines of communication open between them, to talk directly about any issues of concern," State Department spokeswoman Victoria Nuland told reporters.

Clinton encouraged a policy that "first and foremost strengthens Egypt's security but also has a positive impact on the security of neighbors in the region as a whole," Nuland said.

Egypt sent troops into the Sinai to clamp down on Islamist guerrillas who killed 16 border guards on August 5. Morsi has since exerted control over the powerful military, dismissing top officials including the defense minister.

While Israel also wants a crackdown on Islamists, the Maariv newspaper said Tuesday that Prime Minister Benjamin Netanyahu wanted Egypt to withdraw tanks amid fear that its neighbor would keep forces in the Sinai indefinitely.

In a message transmitted via the United States due to Israel's lack of ties with Egypt's new leaders, Netanyahu demanded that Egypt stop deploying troops without Israeli cooperation in line with the treaty, according to Maariv.

Morsi, Egypt's first democratically elected leader, hails from the Islamist Muslim Brotherhood movement, which is critical of Israel, but he has pledged to honor all his country's international treaties.

Clinton visited Egypt last month as the United States tries to encourage a smooth transition in the Arab world's most populous country, whose ousted strongman Hosni Mubarak was a close US ally.

In the telephone call, Nuland said that Clinton was "strongly supportive" of talks between Egypt and the International Monetary Fund, whose managing director Christine Lagarde held talks in Cairo on Wednesday.

"Egypt's facing a very difficult time economically in the aftermath of the revolution last year. They've got approximately $12 billion in a financing gap now," Nuland said.

"So we are encouraging the International Monetary Fund in its visit, and we think it's important for the IMF to work with the Egyptians on how to fill this gap," Nuland said.

Clinton, who is on vacation, also placed telephone calls on Wednesday to senior officials in Iraq and Libya, the State Department said.

In her conversation with Iraqi Foreign Minister Hoshyar Zebari, Clinton spoke both about developments inside the country and the bloodshed in neighboring Syria, Nuland said.

Nuland declined to go into specifics but said that the United States has encouraged Iraq to ensure that its territory is not "abused" by Iran to support Syrian President Bashar al-Assad.

Romney to declare goal of North American energy independence by 2020

LITTLE ROCK, Arkansas (Reuters) - Republican presidential candidate Mitt Romney will lay out policies on Thursday aimed at achieving North American energy independence by 2020 by pursuing a sharp increase in production of oil and natural gas on federal lands and off the U.S. coast.

Romney is to unveil his plan at a truck and supply business in Hobbs, New Mexico, as he seeks to draw a sharp contrast between his energy policies and those of President Barack Obama and detail in part how he would rekindle job growth in the United States.

His emphasis on the economy amounts to an effort to return the campaign to the central issue Romney believes is most critical in the November 6 election and the key to a victory for him.

The economic debate has to a certain extent been sidelined in recent days by controversial remarks about rape by a Senate Republican candidate in Missouri, Todd Akin, who Romney has denounced.

Romney's energy policies are heavily tilted toward increased production of carbon-based resources, oil, gas and coal, that environmentalists blame for global warming. He is outlining the policy two days after going over some of the details with executives from the oil industry who contributed to his campaign at fund-raising events in Texas.

Republicans are eager to make greater use of the U.S. energy supply to increase jobs for Americans suffering amid an 8.3 percent unemployment rate. They would curtail some federal regulations to permit more production.

Romney is to predict that a full-blown energy plan will create 3 million jobs in energy sectors and other areas, part of an ambitious effort to create 12 million jobs during a Romney presidency.

"I want every American who wants a good job to be able to have one," Romney told Republicans at a fund-raising event in Little Rock on Wednesday.

The centerpiece of Romney's energy plan is to permit individual states to manage energy development on federal lands within their borders, according to a "white paper" released by the campaign and a briefing for reporters by senior aides in advance of the speech.

Currently the federal government controls development on these lands, and Romney's aides said that under Obama, this has led to a sharp reduction in exploration over the past year.

Letting states issue permits for exploration on federal lands would speed up the process, Romney will argue.

Romney would also open up areas off the East Coast to oil exploration, and in particular would reverse Obama's decision to suspend development off the coast of Virginia following the 2010 BP oil spill in the Gulf of Mexico.

He would establish a five-year offshore leasing plan that would open new areas for development beginning with those off the coast of Virginia and the Carolinas.

A North American energy partnership with Canada and Mexico would also be sought and Romney would allow construction of the Keystone XL pipeline from Canada to Texas, which has been delayed by the Obama administration.

"I'm going to take advantage of our energy resources: Oil, coal, gas, nuclear, renewables, wind, solar. North America will be energy independent by the last year of my second term," he said.

The plan makes little mention of climate change or greenhouse gases. Romney policy adviser Oren Cass said Romney supports green energy and government spending on energy research, but opposes loan guarantees for green companies.

A tax credit for the wind industry expires at the end of this year. Obama supports an extension of it while Romney opposes it even though it could hurt him with voters in Iowa and Colorado. Cass said the wind industry has lost 10,000 jobs and growth has slowed.

"Gov. Romney is focused on actually setting the wind industry up to be a competitive, innovative industry that can succeed on its own two feet, like so many other successful and profitable industries in the country," he said.
